About

An accepted offer in England and Wales is not a sale. It is a non-binding agreement that becomes binding weeks or months later at exchange, and until that moment any party can walk away for free. A chain is several of those agreements stacked on top of each other, all of which have to reach the same point on the same day. What makes chains fail is rarely a single dramatic event. It is that the whole thing moves at the speed of its slowest participant, and that no one person can see the whole chain — each conveyancer knows only their own client and the firm on either side. So the diagram is deliberately drawn around the weak link rather than around the happy path. The agent role at the bottom is the one people underrate. Sales progression is not administrative work; it is the only function in the process whose job is to look at the whole chain at once.
